Marl Thalia Omni-Channel-Hub

The omni-channel bookseller Thalia, based in Hagen, Westphalia, and the Hamburg-based real estate company ECE are developing and implementing an innovative commercial and production site in the newly emerging gate.ruhr commercial area in Marl.

Thalia has grown significantly in recent years thanks to the further development of its omni-channel business model and is now the market leader in the German book trade. With its omni-channel hub in Marl, the company aims to further expand its capabilities. In several stages of development, a wide range of different uses and processes will be implemented, from order picking to innovative production technologies.

The commercial property will be divided into several high-quality hall areas and a prestigious, multi-storey office building. By the planned commissioning date in 2026, a 56,000 m² commercial and production property will be built at gate.ruhr, offering attractive, skilled jobs for up to 1,000 employees when the site is fully developed.

In addition to technical innovations, Thalia is also focusing on ecological aspects in Marl, emphasising modern and resource-saving construction methods and the highest standards of sustainability in operation. The property will meet the highest sustainability standards and will offer numerous e-charging points for cars and bicycles, green roof areas and facades, and will be built using renewable raw materials. The building will comply with the Energy Efficiency House 40 standard and will have a PV system on the roof. DGNB Gold certification is being sought.
