For ten years now, Mülheim an der Ruhr has been consistently developing its city centre on the water: After the new buildings on the Ruhrbania-Ruhrpromenade (Kondor Wessels GmbH) and the Ruhrquartier (Mülheimer Wohnungsbau eG), the middle of next year will see the opening of the Stadtquartier Schloßstraße (SQS) between the city harbour and the Schloßstraße shopping street.
The SQS is divided into two buildings with two owners, separated by a passage from Schloßstraße to the city harbour.
In the larger building (right) of Stadtquartier Schlossstraße GmbH & Co.KG, a consortium of Competo Capital Partners GmbH of Munich, Fortress Immobilien AG and GRS Beteiligungen GmbH of Düsseldorf, a Holiday Inn Express Hotel is opening with 140 rooms, the FitX fitness chain with sporting activities on two storeys and the Alloheim Senioren Residenz with sheltered housing and a care home. On the ground floor is the Three Sixty sports bar, a Netto supermarket and a chemist’s. Further retail and gastronomy offers are currently in the planning stage. A number of sites are still vacant.
This section of the building was sold to Patrizia Immobilien AG in 2017. In the second building (left) Mülheimer Wohnungsbau eG is establishing a new headquarters for itself on an area of some 3,500 m². Mülheimer Stadtmarketing und Tourismus GmbH is relocating its point of sale from the Medienhaus to the SQS. In addition, around 500 m² of office/doctors’ surgeries and 650 m² of gastronomy will be created, with attractive apartments with views of the city port occupying around 1,300 m².
In total the SQS investors – Stadtquartier Schlossstraße GmbH & Co.KG and MWB – have invested over € 60 m in the former Kaufhof site. With the SQS at one end and the city centre shopping centre FORUM am Hauptbahnhof at the other end, the former “skeleton” of the 1A shopping street in the City on the Water has been re-established. Now reinforced by the Medienhaus with its approximately 1,000 visitors a day, from the summer of next year the 1A location in the city centre will offer even more attractive conditions for retail, gastronomy and city-centre services.
To help achieve this, the business development agency and the owner, Haus & Grund und Werbegemeinschaft WGI, have developed a marketing concept with low sales-based rent in the ground floor areas, to enable money to be earned with owner-managed retail.
The SQS and the FORUM form the cornerstones of the reorientation of Mülheim city centre, already resulting in an upgrading of the surrounding building stock and sure to bring the further enhancement of a vibrant core at the heart of the city centre.
