An office building with an integrated daycare center for children and a parking deck with approx. 200 parking spaces is being built on the Phoenix-West site, one of the many significant sites commemorating the industrial past of the Ruhr region. The decision to integrate the 5-group daycare center into the office building was based on the fact that daycare places can also be made available to the employees of the companies at Phoenix-West. Phoenix-West is considered a center for IT, microstructure and production technology, among others. The office building is leased to a large IT service provider.
In terms of urban development, the building block forms a striking conclusion to the construction areas in the transition to the unique Phoenix-West landscape park. The building will be constructed in accordance with current energy standards. In addition, a photovoltaic system will reduce the building's own electricity consumption. This is particularly interesting for the 50 e-charging stations in the parking garage, the temperature control of the building by cooling-heating ceilings as well as the operation of a ventilation system. The windows will have an additional exterior impact pane, which serves both sound insulation and sustainability of the solar shading and window construction. The roof areas will be greened and the rainwater retention tanks installed on the site will also be used for site irrigation.
